How does pricing work?
For most evoDOMUS projects, the all‑in finished cost—including both our prefabricated scope and the work of your local general contractor—typically falls between $500 and $700 per square foot. This range reflects a fully custom, high‑performance home with architect‑led design, European‑influenced detailing, and energy‑efficient systems rather than a commodity prefab product. Homes with particularly complex architecture, very high‑end finishes, or challenging sites (for example, oceanfront properties in the Hamptons, remote mountain locations, or island projects) can exceed $800 per square foot because of logistics, structural requirements, and specialized trades.
What affects cost
The cost of a custom evoDOMUS home is driven by a combination of design and site factors, not just square footage. Key drivers include:
Size and volume: Total square footage, number of levels, and overall building volume all directly influence materials and labor.
Architectural complexity: Large cantilevers, extensive glazing, double‑height spaces, and unusual structural spans add engineering and fabrication effort.
Specification level: High‑end kitchens, bespoke millwork, spa‑like bathrooms, advanced smart‑home systems, and premium interior finishes increase cost compared with simpler fit‑outs.

What is not included
Some important project costs sit outside our direct scope and are typically handled by you and your local professionals. These commonly include:
Land purchase and site acquisition costs.
Site‑specific investigations: surveys, topographical and geotechnical reports, and any required environmental studies.
Local approvals: planning applications, zoning variances, permit fees, and impact fees.
Local contractor work: foundations, utility connections, driveways, decks, landscaping, and portions of the interior fit‑out that are not part of the prefabricated package, depending on how the scope is defined.
Third‑party engineering and consultants: structural, civil, and MEP engineers (where not bundled), as well as any specialist consultants required by your jurisdiction.
Furnishings and loose interior items: furniture, window treatments, movable lighting, artwork, and similar items.
